Exakt 5 years ago I established a Forum about German Real Estate Funds in Liquidation (oifonds.xobor.de) . This was a real success in my opinion. There is a great discussion about the different Funds, which made a lot of investment decisions much better.

I think, that investing in italian Real Estate Funds in Liquidation (Fondi immobiliari chiusi) can also be very interesting. Because I didn't find a Forum where it is possible to discuss these Funds, I startet this one.

I short note regarding my nickname: I know that fungofortunato this is not the right translation for "Glückpilz" (lucky devil), it is just the translation word by word. It was just a joke, but now the nickname has established.

I invite everybody who is interested to discuss these funds here. We can discuss them in German, in English and in Italien (and any other language).

On fondiimmobiliarichiusi.it there is a lot of information, but no discussion.

Nachdem sich bisher die nur alte Weggefährten aus dem oifonds-Forum hierher verlaufen haben, schreibe ich erstmal in Deutsch.
Ich werde mal was auf English oder italienisch Übersetzen (oder übersetzen lassen, DeepL ist mittlerweile echt gut)

Es kommen ja jetzt die Jahresberichte, eine gute Chance mal bisschen in die vollen zu gehen.

Falls sich ein Forumsteilnehmer die Mühe macht und die Geschäftsberichte vom italienischen in´s Englische (oder vielleicht sogar in´s Deutsche übersetzt) wäre es sehr hilfreich dies -gerne ohne Bilder die viel Speicher fressen- hier in´s Forum zu stellen. Auch wie von fungofortunato angekündigt, sind teils schon Auszüge hilfreich.
Hatte mir letztes Jahr ein paar der Fonds etwas intensiver angeschaut, die Sprachbarriere italienisch ist schon recht heftig.

So dann das Steuerthema: Ich halte einige Anteile des Immobilium 2001. Bei der letzten Ausschüttung hat der deutsche Fiskus Kapitalertragsteuer und Soli abgeschlagen. Diese ist bisher nicht erstattet worden (bei dieser Bank stehen aber auch noch die steuerlichen Korrekturen für die deutschen OIF iL aus.) Hat jemand Erfahrung damit, ob die Steuererstattung ähnlich problemfrei läuft wie bei den deutschen Fonds oder ist es hier noch komplizierter?

Ebenso die Frage: Gibt es irgendwelche Steuerfallen, die in Deutschland steuerpflichtige Anleger beachtet sollten?

Die italienischen Immobilienfonds haben sich tatsächlich in den letzten Monaten sehr positiv entwickelt. Ich wollte erst etwas mehr Know-How aufbauen bevor ich hier schlaue Erkenntnisse aufschreibe. In den letzten Wochen hatte ich dann zu wenig Zeit. Weiterhin soll das Forum etwas internationaler werden, deswegen der Versuch die ersten Beiträge auf English zu schreiben. allerdings zeigt es sich, dass dies dann doch etwas anstrengend bzw. Zeit intensiv ist und dazu führt, dass weniger oder gar nichts geschrieben wird. Jetzt bin ich aber auf eine gute Übersetzungssoftware gestoßen. DEEPL
Ein Übersetzungsprogramm auf Basis von Machine-Learning, das offenbar mit allen möglichen EU-Dokumenten gefüttert wurde. Und es hat sich gelohnt. Die Übersetzungen sind weit besser als von Google oder Bing.
Insofern werde ich die Texte hier einfach mit DEEPL ins Englische bzw. Italienische Übersetzen.

Zu den Fonds im allgemeinen.
Die Performance der italienischen Immobilienfonds war dieses Jahr richtig gut.
Die Grüne sind meines Erachtens:
Sehr günstige Bewertung zum Ende des letzten Jahres, auch wegen der Krise um die neue Regierung (Lega, 5 Sterne)
Die Beruhigung der politischen Situation in diesem Jahr.
Einige doch überraschend positive Verkäufe.

Trotzdem glaube ich, dass viele der Fonds noch Potential haben.
Aber der Fondo Obelisco hat gezeigt, dass man auch auf der Hut sein muss.

I fondi immobiliari italiani si sono infatti sviluppati molto positivamente negli ultimi mesi. Volevo accumulare un po' più di know-how prima di scrivere qui alcune intelligenti intuizioni. Non ho avuto abbastanza tempo nelle ultime settimane. Inoltre il forum dovrebbe diventare un po' più internazionale, quindi il tentativo di scrivere i primi contributi in inglese. tuttavia, si scopre che questo è un po' faticoso o richiede molto tempo e porta a scrivere meno o niente. Ai fondi in generale:
La performance dei fondi immobiliari italiani è stata davvero buona quest'anno.
A mio parere, le ragioni sono:
Voto molto favorevole alla fine dello scorso anno, anche a causa della crisi del nuovo governo (Lega, 5 stelle)
Il rilassamento della situazione politica di quest'anno.
Alcune vendite sorprendentemente positive.

Ciononostante, credo che molti dei fondi abbiano ancora un potenziale.
Ma il Fondo Obelisco ha dimostrato che anche tu devi stare in guardia.

Es ist leider nicht so einfach die Fonds zu kaufen.

Flatex: geht nicht
Degiro: geht nicht mehr (Das ist sehr ärgerlich, letztes Jahr konnte man die noch handeln und es gab sogar einen Wertpapierkredit)
Comdirect: geht bei einigen (Fondo Atlantic 1, Amundi glaube ich...), einige auch nicht; keine Ahnung warum
Interactive Brokers: Man kann alle kaufen, Gebühren sind estrem niedrig (0,1%)
LYNX: sollte auch gehen

Unfortunately, it is not so easy to buy the funds.

Flatex: does not work
Degiro: no longer possible (This is very annoying, last year you could still trade them and there was even a securities loan)
Comdirect: works for some (Fondo Atlantic 1, Amundi I think...), some also not; no idea why
Interactive Brokers: You can all buy, fees are extremely low (0.1%)
LYNX: should go too

Purtroppo, purtroppo, non è così facile acquistare i fondi.

Flatex: non funziona
Degiro: non è più possibile (Questo è molto fastidioso, l'anno scorso si poteva ancora negoziarli e c'era anche un prestito titoli).
Comdirect: lavora per alcuni (Fondo Atlantic 1, Amundi credo.....), alcuni anche no; non so perché.
Brokers Interattivi: Tutti potete comprare, le commissioni sono estremamente basse (0,1%)
Dovrebbe andare anche lei.

Qualcuno conosce altre banche / broker?

Bei der Commerzbank via Direktdepot freigeschaltet als prof. Anleger ging bis dato alles.
